Welcome to The Modern Mop, LLC. These Terms & Conditions (“Terms”) govern your use of our website and your purchase or use of cleaning services provided by The Modern Mop, LLC (“The Modern Mop,” “we,” “us,” or “our”).
By using our website, requesting a quote, scheduling a service, or otherwise engaging The Modern Mop, LLC for services, you acknowledge that you have read and agree to these Terms, together with any separate service agreement, proposal, estimate, invoice, or policy applicable to your service.
1. Our Services
The Modern Mop, LLC provides residential and commercial cleaning services. Services may include, but are not limited to:

Recurring residential cleaning

One-time residential cleaning
-
Deep cleaning
-
Move-in and move-out cleaning
-
Commercial and office cleaning
-
Other cleaning services agreed upon in writing
The exact services included in an appointment will depend on the service selected, quote, proposal, or written agreement between the client and The Modern Mop, LLC.
Additional services requested before or during an appointment may result in additional charges and are subject to availability.
2. Quotes and Estimates
Quotes and estimates are based on the information provided by the client, including the property's size, condition, service requested, frequency, and anticipated amount of work.
Unless otherwise stated in writing, a quote is an estimate and may be adjusted if the property's actual condition, size, cleaning requirements, or requested scope of work materially differs from the information originally provided.
If additional work is identified, we will make reasonable efforts to communicate any significant price adjustment before completing work outside the originally agreed scope.
Commercial clients may receive separate written proposals or service agreements containing additional or different terms. If a signed commercial service agreement conflicts with these website Terms regarding the contracted services, the signed agreement will control to the extent of that conflict.
3. Scheduling and Arrival Times
Appointments are scheduled for an agreed date and, when applicable, an estimated arrival time or arrival window.
While we make reasonable efforts to arrive as scheduled, cleaning appointments can vary in duration. Traffic, weather, previous appointments, emergencies, staffing circumstances, and other factors may affect arrival times.
We will make reasonable efforts to notify clients of significant delays.
4. Client Access to the Property
Clients are responsible for ensuring that The Modern Mop, LLC has safe and timely access to the property at the scheduled service time.
Access may be provided through a key, door code, lockbox, property representative, or another mutually agreed method.
If we cannot access the property at the scheduled time, the appointment may be considered a late cancellation or lockout and may be subject to the applicable cancellation or lockout fee communicated at booking or in the client's service agreement.
Clients are responsible for providing accurate access instructions and notifying us promptly of changes to locks, codes, alarms, building access procedures, or other entry requirements.
5. Preparing for Your Cleaning
To help us provide efficient service, clients should remove excessive clutter and secure personal belongings before the appointment whenever reasonably possible.
Clients should also secure or disclose:

Cash and valuables

Jewelry
-
Important documents
-
Prescription medications
-
Firearms or other weapons
-
Fragile, irreplaceable, or sentimental items

Items with pre-existing damage
-
Areas or items requiring special care
The Modern Mop, LLC reserves the right not to clean an item or area if doing so could reasonably create a risk of injury, property damage, or damage to the item being cleaned.
6. Children and Pets
Clients are responsible for ensuring that children and pets do not interfere with or create unsafe conditions during cleaning services.
Pets should be secured when necessary for the safety and comfort of the pet, client, and cleaning personnel.
The Modern Mop, LLC is not responsible for pets that escape, become injured, or otherwise experience an incident when the client has failed to properly secure the animal or inform us of relevant pet-related risks.
7. Utilities and Working Conditions
Clients must provide reasonable access to functioning electricity, running water, lighting, and other utilities necessary to perform the scheduled cleaning unless otherwise agreed.
The property must provide reasonably safe working conditions.
We reserve the right to refuse, discontinue, or reschedule service if conditions present a health or safety concern, including but not limited to:

Hazardous materials

Excessive biological waste

Active pest or insect infestations
-
Unsafe structural conditions
-
Aggressive animals
-
Illegal substances or activities
-
Excessive mold
-
Human or animal waste beyond ordinary household cleaning

Needles, sharps, or other biohazards
Specialty or hazardous cleaning is not included unless expressly agreed to in writing.
8. Cleaning Supplies and Equipment
Unless otherwise agreed, The Modern Mop, LLC may provide the cleaning supplies and equipment necessary to perform the scheduled service.
Clients must notify us in advance of known allergies, sensitivities, surface restrictions, manufacturer cleaning requirements, or requests regarding particular cleaning products.
If a client requests that we use client-provided products or equipment, the client assumes responsibility for ensuring that those products and equipment are safe, functional, and appropriate for their intended surfaces.
9. Payment
Payment terms will be communicated at booking, on the invoice, in the estimate or proposal, or in a separate service agreement.
Clients agree to pay all authorized charges associated with services performed by The Modern Mop, LLC.
Where permitted and authorized, a payment method may be kept on file for scheduled services, approved fees, or other charges disclosed to and authorized by the client.
Returned payments, chargebacks, or unpaid invoices may result in suspension or termination of future services.
Commercial accounts may be subject to separate invoicing and payment terms established in their proposal or service agreement.
10. Recurring Services
Recurring cleaning services may be offered on schedules such as weekly, biweekly, monthly, or another mutually agreed frequency.
The applicable price, frequency, cancellation process, renewal terms, and other material conditions of a recurring arrangement will be disclosed to the client as required by applicable law and/or the applicable service agreement.
Where affirmative authorization is required for recurring charges or automatic renewal, The Modern Mop, LLC will obtain the required authorization before charging the applicable payment method.
Clients may request cancellation of future recurring services through the cancellation method provided at booking or in their service agreement, subject to any lawful notice requirements disclosed when the arrangement is established.
Nothing in these Terms is intended to waive any cancellation, renewal-notice, consent, or other consumer right provided by applicable law.
11. Cancellations and Rescheduling
We understand that schedules change.
The Modern Mop, LLC may maintain a separate Cancellation Policy establishing notice requirements and applicable cancellation, rescheduling, lockout, or no-show fees.
Any applicable cancellation policy will be communicated to the client through our website, booking process, service agreement, or other written communication.
Repeated late cancellations, missed appointments, or access issues may result in suspension or termination of service.
The Modern Mop, LLC also reserves the right to cancel or reschedule appointments because of illness, emergencies, unsafe weather, staffing issues, unsafe property conditions, or circumstances beyond our reasonable control.
12. Satisfaction Concerns
We want clients to be satisfied with the services they receive.
If you believe an area included within the agreed scope of service was not cleaned appropriately, please contact The Modern Mop, LLC as soon as reasonably possible after the service.
We may request photographs or other information to evaluate the concern.
When appropriate, we may offer to return and address an area that was included within the original cleaning scope. Any corrective service is subject to reasonable verification and scheduling availability.
A satisfaction concern does not automatically entitle the client to a full or partial refund.
13. Damage and Breakage
Our team takes reasonable care while working in client properties. However, accidents may occasionally occur.
Clients should notify The Modern Mop, LLC promptly after discovering damage they reasonably believe occurred during a cleaning appointment.
We may request photographs, receipts, documentation of value, or an opportunity to inspect the affected item or area before determining an appropriate resolution.
The Modern Mop, LLC is not responsible for ordinary wear and tear, pre-existing damage, improperly installed items, unstable fixtures, deteriorated surfaces, manufacturer defects, or damage resulting from undisclosed conditions.
Fragile, valuable, sentimental, antique, or irreplaceable items should be secured or identified before service begins.
Nothing in this section limits any rights or remedies that cannot lawfully be limited under applicable law.
14. Stains, Permanent Damage, and Cleaning Results
While we strive to provide high-quality cleaning services, we cannot guarantee that every stain, discoloration, buildup, odor, mark, or condition can be completely removed.
Some conditions may be permanent or may require specialty restoration, repair, replacement, or professional treatment outside the scope of standard cleaning services.
Cleaning results may also vary depending on the age, condition, material, maintenance history, and prior treatment of the surface or item.
15. Before-and-After Photos and Marketing
The Modern Mop, LLC may photograph areas of a property for internal documentation, quality assurance, or damage documentation when reasonably necessary.
Photographs or videos used for advertising, social media, our website, or other public marketing purposes will be handled according to any consent or authorization obtained from the client.
We will make reasonable efforts not to publicly display personally identifying information, private documents, addresses, family photographs, or other sensitive information.
Where separate permission for marketing photography or video is required or requested, declining permission will not affect the quality of cleaning services provided.
16. Client Conduct and Right to Refuse Service
The Modern Mop, LLC is committed to maintaining a safe and respectful working environment.
We reserve the right to refuse, suspend, or terminate service when a client, resident, guest, or other person engages in threatening, abusive, discriminatory, sexually inappropriate, harassing, violent, or otherwise unsafe conduct toward our employees, contractors, or representatives.
We may also discontinue service when property conditions create an unreasonable health or safety risk.
17. Employees and Service Personnel
Depending on scheduling and business needs, services may be performed by the owner, employees, or other personnel authorized by The Modern Mop, LLC.
Clients may not directly hire, solicit, or arrange unauthorized side work with The Modern Mop personnel in a manner that violates a separate written agreement applicable to the relationship.
18. Website Use
Content appearing on The Modern Mop, LLC website, including text, graphics, branding, logos, photographs, service descriptions, and other original materials, may be protected by intellectual property laws.
You may use our website for personal and legitimate business purposes related to learning about or obtaining our services.
You may not misuse the website, attempt to interfere with its operation, use it for unlawful purposes, or reproduce protected content without permission except as allowed by law.
19. Third-Party Services and Links
Our website may use or link to third-party services such as scheduling systems, payment processors, social media platforms, maps, or other websites.
The Modern Mop, LLC does not control third-party websites or platforms and is not responsible for their independent content, availability, security practices, or privacy practices.
Use of those services may be subject to separate terms and privacy policies.
20. Limitation of Liability
To the fullest extent permitted by applicable law, The Modern Mop, LLC will not be responsible for indirect, incidental, special, or consequential damages arising from use of our website or services.
Nothing in these Terms is intended to exclude, waive, or limit liability or consumer rights that cannot legally be excluded, waived, or limited.
21. Indemnification
To the extent permitted by law, you agree to indemnify and hold harmless The Modern Mop, LLC and its owners, employees, and authorized representatives from third-party claims arising from your unlawful conduct, material breach of these Terms, or failure to disclose a known hazardous condition at a service location.
22. Governing Law
These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-law principles, except where another jurisdiction's law is required to apply.
Any dispute concerning these Terms or services provided by The Modern Mop, LLC will be handled in accordance with applicable law and any separate written agreement between the parties.
23. Changes to These Terms
The Modern Mop, LLC may update these Terms periodically to reflect changes in our services, business practices, website, or applicable requirements.
The updated Terms will be posted on our website with a revised effective date.
Changes will apply prospectively to the extent required by applicable law and will not eliminate rights that have already accrued under an existing agreement.
24. Severability
If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in effect to the fullest extent permitted by law.
25. Entire Agreement
These Terms, together with any applicable estimate, proposal, service agreement, cancellation policy, privacy policy, or other document expressly incorporated into a client's agreement, constitute the applicable terms governing the relationship between the client and The Modern Mop, LLC.
Where a separately signed service agreement contains terms that conflict with these general website Terms, the signed agreement will control with respect to the services covered by that agreement.
